Building Identity File Preparation

We undertake the preparation and submission of the Electronic Building Identity (HTK) file, in full compliance with Law 4495/2017. The HTK is the official electronic record of all architectural, legal and technical data of a property, required for any transfer or legal transaction.

The process includes collecting and digitizing all required documents, followed by the issuance of the Certificate of Completion (HTK) through the official online platform of the Technical Chamber of Greece (TEE).

What the HTK File Includes

The Building Identity file consists of all essential elements that verify the legality and actual condition of a property:

Building Permit

The official permit and approved plans, including any revisions or modifications.

Survey & Floor Plans

Current as-built drawings and geometric documentation of the property or building.

Certificates

Energy Performance Certificate, Structural Integrity Report, or Static Adequacy Certificate where required.

Administrative Data

Declarations of legalization, co-ownership table, utility data and cadastral information.

Certificate of Completion

The final electronic certificate issued by TEE that accompanies any legal property transfer.

When the Building Identity Is Required

The Electronic Building Identity (HTK) is mandatory in the following cases:

For Property Transfers

Required for any sale, donation, parental transfer, or establishment of real rights after 1/1/2021.

For Legalization or Regulation of Constructions

Mandatory after completion of legalization under Law 4495/2017, for final registration in the TEE system.

For Bank Loans or Financing Programs

Requested by financial institutions and subsidy programs as part of the property documentation process.

Important: The absence of an HTK Certificate of Completion invalidates any property transfer or cadastral registration.
