Electronic Building Identity (HTK)

What the HTK Is

The Electronic Building Identity is the electronic file of a property on the Technical Chamber of Greece (TEE) platform, under the Spatial and Urban Planning Code (Law 5306/2026, formerly Law 4495/2017). It records the building permit, the actual condition of the property and any regularized unauthorized works.

The work includes a site inspection, review of the permit and approved drawings, preparation of the file and issuance of the Certificate of Completeness through the TEE platform.

What the File Includes

Building Permit

The permit and approved drawings, with any revisions.

Survey

Floor plans of the actual condition of the building or unit.

Certificates

Energy Performance Certificate and, where required, Construction Control Certificate or Structural Adequacy Study.

Other Records

Regularization declarations, co-ownership table, cadastral data.

Certificate of Completeness

Issued electronically through the TEE platform and submitted to the notary.

When It Is Required

Transfer

Sale, parental transfer, donation or establishment of a real right.

Horizontal or Vertical Ownership

Establishing or amending horizontal or vertical ownership in existing or new buildings.

Loans and Subsidies

Often requested by banks and funding programmes.

No certificate, no contract A notary cannot draw up a transfer deed without an HTK Certificate of Completeness.

When It Is Not Required

Inheritance

Acceptance of an inheritance does not require an HTK.

Lease

Leasing a property does not require an HTK. Only an Energy Performance Certificate is needed.
