Legalization of Unauthorized Constructions

We undertake the legalization of unauthorized constructions throughout Greece, in accordance with Law 4495/2017.

Prerequisite: The unauthorized construction must have been completed before July 28, 2011.

When It Is Required

Regularization is mandatory for any property transfer, parental donation, inheritance, or lease agreement.

Financial benefit: the earlier the submission, the greater the discount on the fine (e.g., 20% reduction for lump-sum payment).

Categories of Unauthorized Constructions

Category 1: Constructions completed before 9 June 1975.

Permanently exempted from demolition with a €250 fee and no additional fine.

Category 2: Constructions completed before 31 December 1982.

Permanently exempted from demolition with a submission fee and a unified special fine.

Category 3: Minor infringements.

Exempted with a €250 fee and no additional fine.

Category 4: Constructions after 1 January 1983.

Permanently exempted under specific conditions, according to current regulations.

Category 5: Not included in 1–4.

Regularized for 30 years with a submission fee and special fine; transfer is permitted.

Procedure

We handle the entire process: on-site inspection and legality check, documentation and survey when required, fine calculation and submission through the TEE platform, preparation of supporting documents and plans, completion of the registration, and issuance of the Certificate of Completion.

If a Structural Adequacy Study is required, it is prepared by our structural engineering team.
