Regularization of unauthorized constructions and unauthorized changes of use under the Spatial and Urban Planning Code (Law 5306/2026, formerly Law 4495/2017), throughout Greece.
For any sale, parental transfer, donation or establishment of a real right, where the property has unauthorized works. Paying the fine in full by the end of the month after admission gives a 20% discount.
Constructions or changes of use before 9 June 1975, in mainly residential buildings. Permanently exempted from demolition with a €250 fee and no special fine.
Constructions existing before 1 January 1983. Permanently exempted from demolition with a fee and a unified special fine.
Minor infringements listed in the law, such as external insulation, small pergolas and sheds, minor height or position deviations. €250 fee, no special fine.
Exceedances of coverage, floor area or height within set percentages and area limits, and certain changes of use. Permanently exempted from demolition with a fee and a unified special fine.
Everything not in Categories 1 to 4. Sanctions suspended for 30 years with a fee and a unified special fine. Transfer is permitted.
Site inspection and legality check, survey where required, fine calculation, submission of the declaration to TEE, upload of documents and drawings, through to completion of the regularization.
